How do I pay rent and deposits safely in Uganda?
Last updated · Wolan Real Estate
Short answer
See the place in person first, deal with the owner or someone with written authority from them, get the rent, period, deposit and exit terms in writing, and pay only against a signed receipt naming you, the amount and what it is for. Never pay for somewhere you have not seen.
This is general advice, not legal advice. For a large commitment, an advocate can read the paperwork with you.
Before you pay anything
- See the place in person. Never pay for somewhere you have not seen.
- Deal with the owner, or someone with written authority from the owner, and ask for proof of who they are.
- Get the terms in writing: the rent, the period, what is included, the deposit and how it is returned, and how either side ends the tenancy.
- Read the whole tenancy agreement before you sign, and ask for a copy.
When you pay
- Pay only against a signed receipt that names you, the amount and what it is for. Keep it.
- If you pay by Mobile Money, check that the name shown on the confirmation screen matches the person you believe you are paying before you approve it, and keep the confirmation message.
- Be careful of anyone who pressures you to pay today, asks for payment to a personal account you cannot explain, or will not let you view first.
What Wolan does and does not do
Wolan connects renters and landlords and gets out of the way. Renters pay Wolan nothing, and Wolan does not hold your rent or deposit: those are agreed and paid directly between you and the landlord. That is why the steps above matter — the receipt and the written terms are your protection.
Frequently asked questions
- Does Wolan hold my deposit?
- No. Rent and deposits are agreed and paid directly between the renter and the landlord. Wolan does not hold them or settle disputes about them.
- Is a receipt really necessary?
- Yes. A receipt naming you, the amount and the purpose is your record that you paid, and is what you rely on if a disagreement comes later.
- Who can I ask to check an agreement?
- An advocate can read a tenancy agreement with you. For a large commitment this is worth doing before you sign.
